The work started in 1994 and completed in 2003 with the construction of the parking and the residential house. The buildings are surrounded by the property area of 4,300 m². There are dozens of various fruit trees and over than 30 olive trees (two of which are 4-5 centuries old).
Below, beyond the main road, there is another slot of land 500 m² bordered by olive trees.
There are the connections with the electricity line (380 volt), the telephone line as well the public water line. There is also a tank of 1,600 liters for LPG (liquid propane gas).
The parking has been designed in two levels and has a capacity of 35 cars about. There is also a garage. A staircase leads immediately to the house and then to the restaurant terrace, from which you can enjoy the wonderful view over the bay below.
La Bruschetta currently has a capacity of approximately 150 seats, distributed largely between a main terrace and two smaller terraces, one of which is at the upper level. From any point of the terraces you enjoy the spectacular view over the bay and the surrounding hills.
A part of the main terrace is protected by sliding windows, thus it is possible to keep the restaurant open during the winter season too. Indoor it has a 50 seats capacity about.
The terraces have possibility to accommodate events such as weddings, birthdays, business dinners, etc…. You can dine in a discreet privacy through a game of columns that divide the tables under the pergola. The two toilets are separated into men / women.
The kitchen of the restaurant (55 m²) is efficiently, comfortable and safely. Inside there is a fridge room-cell and a shower/wc for staff. Behind there is a covered balcony of 30 m² used for various purposes (storage, relax for staff, etc.). Next to the restaurant there are 2 more rooms: the first one (storage room) is about 15 m², the second one is a dressing room of 13 m² with shower and wc.
The restaurant has also a water tank (15 m3) built under the kitchen.
The construction is made out of high quality materials and is designed to withstand earthquakes. More than 18,000 handmade bricks crafted by a furnace artisan of the island were used for the external columns and walls decorations. The floor of the terraces (approx 200 m²) is of “antique rose” natural marble stones (cm. 30x30) purchased from the Italian company “Cotto Veneto” (Italy).
The house below the restaurant has been designed respecting the traditional style of the island.

The house is very comfortable, fresh in the summer as it was built entirely with “at sight” stone walls (visible from the outside and the inside), while the ceilings are with cypress beams. The roof is ventilated and thermic insulated.
The average height is approximately 3 meters. The predisposition about hydraulic and electric lines for the heating system is ready (there is a small local area under the veranda for the eventual installation of the boiler). There is an air conditioning system with heat pump in every room.
The house has also a water tank (12 m3) built under the veranda.
The Italian restaurant & pizzeria LA BRUSCHETTA opened to public in 1994 by the actual owners. It is situated on top of a hill overlooking Limni Keri (the famous “Turtle bay”) one of the most beautiful bay in Zakynthos island.

LA BRUSCHETTA is located in a strategic position at the junction between the national road to Keri and the road to Cape Marathia, that is considered one of the most beautiful area of Zante and as such one of the most valuable residential area of the island and this is the reason as to why there is affluence of upper class customers. It must also be said that tourists needs to stop at this junction in order to reach the lighthouse from where they can enjoy the sunset in the Ionian Sea.

CONSIDERATIONS
La Bruschetta always had a selected and quality costumers. Because of its location, the potential is great in terms of turnover (always increasing except for 2004 when the general crisis began). However, despite the heaviness of the crisis solely an income decrease in region of 8% was reported. It must be noted that said income aroused out only from seasonal trade however owing to several customers demand there is the possibility to keep restaurant open all throughout the year.
The Greek government has focused heavily on Zakynthos, making investments resulted in the construction of the new international airport, the new port, the new hospital and with the expansion of new means of communication to and from the island (Zante has been for some years connected with many countries as well as from Israel, Czech Republic, Finland, Sweden, Russia etc..
